My experience and my communication skills. The average home inspector has 11 years experience in the home construction and inspection industry. I have 32. I am a Licenced Home Inspector with Consumer Protection BC, Member of the Home Inspectors Association of BC, a Master Builder, Certified Renovating Professional, Certified Housing Professional, Master Carpenter and I am always in training. A discussion and subsequent report are of no use to you if you can’t understand them. My decades of experience in one on one discussions with clients in the Lower Mainland have taught me how to best communicate on a level that covers the issues at hand in terms that anyone can comprehend. 2What is the process of a home inspection?
First, you need to make an appointment either by phone or email. A list of questions is available online, or I review it with you by phone. A quote is sent to you with a contract which you read and sign and send it to Focus Home Inspection along with payment for the inspection. I highly recommend you make the appointment as far from the day of your subject removal as possible, then notify your realtor and he or she will arrange with the other party for availability. On the day of the inspection, I will arrive at the property and begin the inspection. After the inspection is complete, I will meet with you and explain the items that require attention. A detailed and thorough inspection report will be emailed to you within 24 hours of the inspection. Reports can range in size from 40 to 100 pages.
3How long does a home inspection take?
A typical inspection should take of 2 to 3 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, whether there is an attic, crawlspace etc.
4How much does an inspection cost?
It can vary based on type of home and square footage. A condominium under 1500 square feet costs $410 before taxes. A detached house that is 6000 square feet is $1100. Not all inspections are of the same quality, they are subjective and based on the inspector’s cumulative experience and ability to communicate their findings in terms you can readily understand.
