Premier Home Inspection Expert with Over 30 years of Inspection and Construction Experience.

Greg Hanberry

I'm Greg, principal at Focus Home Inspection and I have been building and inspecting homes in Greater Vancouver for over 30 years. I grew up on the North Shore and I’m very fortunate and proud to call the lower mainland my home. Whether you are purchasing a home, selling one, or you currently own a home that is overdue for an assessment, my extensive background in residential inspection, construction and consultation offer you a unique and detailed analysis, in terms you can understand and use. I help you make informed decisions to preserve your best interests, values and investments.

Attending a home inspection provides a learning opportunity for many home purchasers.

My reports provide clarity

I’m sure you’ve heard it many times before, but a house will probably be the biggest single purchase you ever make. A thorough home inspection by a trained professional can literally determine the difference between owning an asset or owning a liability. Things aren’t always as they seem on the surface. I’ve seen old houses that perform well and new houses that perform poorly.

My reports help you make an informed decision

There is no pass or fail as a result of a home inspection, simply a presentation of facts that the client can use to make an informed decision to buy, not buy or further negotiate. A house that is not suitable for one client may be ideal for the next depending on their personal long-term plans. Do they plan to upgrade and resell in a hot market? Settle and start a family near great amenities? Or perhaps undertake major renovations. The scenarios are infinite. I determine your needs and concerns before the inspection begins, that it is tailored to your priorities while meeting or exceeding the HIABC Scope of Inspection.

My reports are concise, consistent and easy to understand

A report is no good to you if you can’t understand it. My decades of working with clients in the Lower Mainland have taught me how to communicate on a level that covers the issues at hand in terms that any adult can comprehend. A highly technical approach is required in every inspection, a highly technical explanation is not. A well-written report is artwork to me. Its value is measured in how quickly and easily it offers its contents and how effectively it tells the story of the house.

My loyalty is to you and you only

I consider it an honour to be a part of such an important decision in your life. I take it very seriously. My goal is to provide you with a fair, independent, objective evaluation of the house in question. Whether you are considering buying a single family detached house, a townhouse, Condo or apartment, my inspection and subsequent report will provide a clear roadmap to move forward and help you make an informed decision. That said, I am not an alarmist. My comments on a component or system scale appropriately to the issues at hand. I’m not here to kill a deal and I am not here to sugar coat a serious issue.

Commitment to Service

Greg was born and raised in North Vancouver and began his career in the housing industry, framing houses while attending classes at Capilano University for graphic design and illustration. Self-employed since his early 20s, Greg began his first company, Cedar Solutions, in 1991. It focused on exterior hard landscaping. Increasingly his projects included renovations to the house itself and its interior. Feeling that he had outgrown his company’s existing name, Greg founded Cirrus Homes in 1997. Through the early 2000s, the projects increased in size and complexity. Greg became a license builder in 2010, taking on large Renovations and building custom homes in Burnaby, North Vancouver, West Vancouver, and the Vancouver west side. At its largest, Cirrus Homes boasted a team of 14 including a full-time in-house Designer, an Administrator and 3 senior Project Managers. The last five years have seen his focus turn more to Consulting and Inspecting, primarily on the North Shore and throughout the Lower Mainland. Greg has continuously sought education and has been a student continuously since 2012. He is continuously attending courses and seminars.
